Course Description:
Study of real property, its legal title, transfer, ownership, finance, and management. PREREQUISITE: FI 360 .

The instructor for this class holds a broker real estate license in the State of Missouri and has practiced real estate sales for the past 13 years.  However, this class WILL NOT fulfill any state licensing requirements as the instructor is not a licensed real estate prelicense instructor under Missouri real estate statues nor does this class qualify under Missouri real estate statues for prelicensing class.   In addition, specific real estate related questions may pertain to a specific state law.  The instructor is qualified to answer questions with regard to Missouri but may refer a student to a licensed agent in another state.

Educational Philosophy:
The instructor's educational philosophy is one of interactiveness based on lectures, readings, examinations, internet, videos, web sites and writings. The facilitator will engage each learner in what is referred to as disputatious learning to encourage the lively exploration of ideas, issues and contradictions.  As an active real estate broker/agent, past president of Midwest Missouri Board of Realtors, a past state director with the Missouri Board of Realtors and member of the Missouri Association of Realtor state wide ethics process, the instructor will be able to bring real world practical experiences to the classroom discussions as a direct compliment to theory found in textbooks.

Core Assessment:

Class Assessment:

1.  Active participation in all threaded discussions is a direct measurement of student preparations and regular attendance in class.  Attendance will be measured by particpation in a course learning device, ie. threaded discussions, quizzes or course related email discussion with instructor.
2.  7 weekly quizzes consisting of multiple choice and true/false questions will be used to gauge student competencies.  Quizzes will cover weekly reading assignments and are not cumulative in nature. Quizzes are open book and students are allowed 90 minutes. 
3.  A 10-12 page term paper (suggested topics are provided on a list provided by instructor) will be due no later than end of Week 7.   Student may choose either MLA or APA style; papers submitted MUST fully comply with either APA or MLA..  In addition, detailed term paper guide lines are provided in this syllabus.  Topic is due at end of Week 2.
4.  A closed book essay exam will be used to measure core competencies as outline in the core learning outcomes.  The exam is cumulative in nature and will be a 100% essay style exam.

The course grade for students will be based on the overall average of homework and tests taken during the course in accordance with the weighting of the various requirements as stated in the syllabus.

All final exams in all School of Business courses will be comprehensive and will be closed book and closed notes. They will constitute 30% of the total course grade and will not be a take-home exam. They will be completed during the test week in the period designated by the registrar or by the Proctor in the case online courses. If calculators are allowed, they will not be multifunctional electronic devices that include features such as: phones, cameras, instant messaging, pagers, and so forth. Electronic Computers will not be allowed on final exams unless an exception is made by the Dean of the School of Business.

Late Submission of Course Materials:
Except for extraordinary reasons that are discussed with the instructor, all late assignments will receive a grade reduction.  If you are planning to miss the exam, you must make arrangements with the instructor prior to the scheduled exam.  (Ordinary leave/vacation is not considered a valid reason to miss an exam.)  Late threaded discussion submissions will lose 30% of possible earned points. Late turn in of term paper will result in a full letter grade deduction for every two days late.

Classroom Rules of Conduct:
A.  Class participation is required.  As the instructor for this class, I will monitor participation on a daily basis and students should expect me to respond to emails or threaded discussions before close of business on the next day.  (As an example,  you send an email or add a threaded discussion item at 5PM on Monday, you should expect response from me NLT 5PM on Tuesday.)   Class time lines are firm and will be strictly enforced (should an emergency arise, call or email as soon as possible)
B.  Weekly assignments missed for legitimate reasons (illness, death of family member, work assignments or military duties) are excusable; however, students must inform the instructor or University office prior to the absence and must make up missed coursework.  Missed classes due to taking ordinary leave or vacation are not considered excused absences.
C.  Class participation in the form of threaded discussions is expected and will form part of the final grade.  Students are expected engage in a minimum of 20 threaded discussion and provide peer feedback on the same.  Initial threaded discussions are due on Tuesday with all threads due NLT Thursday.  Peer reviews must be complete NLT Sunday of each class week.

Attendance Policy:
Instructors are required to maintain attendance records and to report absences via the online attendance reporting system.

  1. The instructor may excuse absences for valid reasons, but missed work must be made up within the semester/term of enrollment.
  2. Work missed through unexcused absences must also be made up within the semester/term of enrollment, but unexcused absences may carry further penalties.
  3. In the event of two consecutive weeks of unexcused absences in a semester/term of enrollment, the student will be administratively withdrawn, resulting in a grade of "F".
  4. A "Contract for Incomplete" will not be issued to a student who has unexcused or excessive absences recorded for a course.
  5. Students receiving Military Tuition Assistance or Veterans Administration educational benefits must not exceed three unexcused absences in the semester/term of enrollment. Excessive absences will be reported to the appropriate agency and may result in a monetary penalty to the student.
  6. Report of a "F" grade (attendance or academic) resulting from excessive absence for those students who are receiving financial assistance from agencies not mentioned in item 5 above will be reported to the appropriate agency.
ONLINE NOTE: Students must participate in an academically related activity on a weekly basis in order to be marked present in an online class. Examples of academically-related activities include but are not limited to: contributing to an online discussion, completing a quiz or exam, completing an assignment, initiating contact with a faculty member to ask a course related question, or using any of the learning management system tools.
